No — real estate commission is paid by the seller in nearly all transactions, same as with any agent. Using me for both doesn't add a fee; it removes a coordination problem.

Absolutely. Plenty of clients use me just for the loan. The dual-licensed setup is there for people who want one advisor handling both — it's not required.

I'm compensated the standard way for each role — real estate commission (paid by the seller, per standard practice) for representation, and standard lender compensation for the loan. Nothing about using both services changes what you pay for either individually.

Same process — we can do most of the search and paperwork remotely, with visits scheduled around your trips out.
